Unauthorized Farm Plots – A Growing Concern
The Hyderabad Metropolitan Development Authority (HMDA) has recently issued warnings against purchasing plots in unauthorized layouts, especially those being sold as farm plots in the outskirts of the city. They have received multiple complaints about such illegal ventures, and they are now taking strict action.
Key Concerns Raised by HMDA:
✅ Unauthorized Layouts: Many people are buying plots in unapproved layouts, thinking they are making a safe investment. However, HMDA has clearly stated that buying such plots can lead to serious legal issues.
✅ Fake Farm Plots: Several areas on the outskirts of Hyderabad are selling plots as “farm plots,” misleading buyers. Farm plot registrations have been banned by the government, yet sales are continuing illegally.
✅ Government Complaints & Legal Issues: Recently, complaints were filed against an illegal layout in Rajendranagar Mandal, Lakshmiguda Village, Survey Number 50 in Ranga Reddy District, where 1.02 acres of land was illegally divided into plots and sold.
✅ Strict Government Regulations: The Telangana Municipal Act, 2019, and the Telangana Panchayat Raj Act, 2018 clearly prohibit such unauthorized farm plot sales.
✅ Clear Farm Land Rules: As per the government’s regulations, farm land should be at least 2,000 square meters (20 guntas). Selling small plots as “farm plots” is a violation of the law.
✅ Registration Ban: The government had already issued instructions to the Stamps & Registration Department not to register farm plots unless they meet legal criteria.
✅ No Construction Permission: As per GO No. 131 (issued on 31.08.2020), any unauthorized layouts created after this date will not receive building permissions.
✅ HMDA’s Rules on Open Spaces: In authorized layouts, at least 10% of the land must be allocated for parks and 30% for roads. However, in many unauthorized ventures, developers are violating these rules, leading to infrastructure and legal issues.
I Spoke About This Long Ago – Now It’s Happening!
When I spoke about this issue long back in public awareness programs, I explained that:
• Many unauthorized ventures are misleading buyers with false promises of farm plots.
• The government would eventually crack down on these layouts.
• Buyers who invest in illegal plots will face problems during registration and construction.
Now, as expected, the government has finally initiated action, and investors who ignored these warnings are now facing legal and financial troubles.
What Should Investors Do Now?
✔ Always check for HMDA/DTCP/RERA approvals before buying a plot.
✔ Avoid small farm plots that do not meet legal size requirements.
✔ Do not believe misleading marketing tactics from unauthorized developers.
✔ Verify legal documents and approvals with a trusted real estate expert before investing.
✔ If in doubt, consult professionals who understand real estate laws.
